JOB SUMMARY:   The Project Estimator will be responsible for aiding in the preparation of quantity takeoffs and preliminary budgets, interacting with contractor estimating departments, as well as understanding the development process to offer value engineering options to be considered. There will be some opportunities for municipal & contractor interaction as a representative of KB Must be able to read and understand civil plans and be proficient in various computer programs (Excel, Word, estimating software)

ESSENTIAL DUTIES AND RESPONSIBILITIES:

PROJECT COST MANAGEMENT

o Assist in preparing take offs through estimating software - such as OST (On Screen Takeoff), Compiling cost estimates and initial budgets for all upcoming projects, and aiding to account for all scopes of work needed to complete job.

o Evaluating Plans and making value engineering recommendations for cost saving analysis

o Prepare bid scopes and bid invitations, circulate to contractors for bidding.

o Prepare Bid Form, Bid Spread, Bid Analysis & Recommendation for Bid Award to the Forward Planning and Land Development Managers.

BONDS

o Prepare corporate bond submittal package for Project bonding. 

o Follow-up with municipal agencies to obtain final sign-off letters for bond exoneration and participate in bond exoneration meetings as necessary.

CONTRACTOR MANAGEMENT

o Prepare vendor work agreements and facilitate vendor invoice payment.

o Manage all contractors and vendors to assure completion of all projects on time and within budget.

o Track dry utility designs and distribution, SWPPP compliance, bond acquisition and exoneration, lot release distribution, plat distribution, AS400 input, and daily field operations.

LAND COMMITTEE PACKAGES

o Prepare monthly budget updates, Ant Tracks, business plans, and cost estimates and cash flows for Land Packages and actual communities.

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:

College Degree preferred.  Degree in Civil Engineering or Construction Engineering & Management is ideal.

3-5 years experience in a planning, construction, engineering or other related real estate development position.

Prior Residential Homebuilding experience required.

Strong financial and accounting skills, as well as analytical and computer skills.

Knowledge of how KB Home processes, Policies and Procedures, and Accounting Standardization Policies.

Excellent communication and interpersonal skills.

Good organizational skills.

Self-motivated and able to work in a collectively responsible team environment.

Ability to stay organized and manages priorities in an efficient manner.

Possess strong negotiation skills and experience

Proficient in using MS Word, MS Excel, MS Outlook {mandatory}, Microsoft Project Scheduling,AS/400 experience preferred.

Exceptional communication skills necessary, both written and verbal; detail oriented with good follow-up and follow-thru skills.

Good people and problem solving skills required

Must be familiar with blueprints, grading plans, improvement plans, landscape plans etc.
