JOB SUMMARY
Performs general preventive maintenance and corrective repair of buildings, industrial systems, equipment and grounds. Working under close supervision, assists in monitoring building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.

ESSENTIAL DUTIES AND RESPONSIBILITIES
Performs preventative maintenance, as prescribed in written program of maintenanceOperate, test, and maintain boiler control systemsInspects and services steam system components, to include steam traps, heat transfer packages, distribution pumps and packages, and piping systemsInspects and test boiler feedwater and cooling tower chemical injection systemsProficient with  mechanical piping maintenance for steam, chilled water, and heating hot water systemsReads and interprets P&ID drawings and electrical loop sheetsTroubleshooting, installing and repairing mechanical componentsSupports onsite third party service providers
SUPERVISORY RESPONSIBILITIES
No formal supervisory responsibilities in this position.

EDUCATION and EXPERIENCE
High school diploma or general education degree (GED) and a minimum of one year of related experience and/or training.

CERTIFICATES and/or LICENSES
May require valid driver's license.

COMMUNICATION SKILLS
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.

FINANCIAL KNOWLEDGE
Ability to calculate simple figures such as percentages.

REASONING ABILITY
Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires basic analytical skills.

OTHER SKILLS and ABILITIES
Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.

SCOPE OF RESPONSIBILITY
Decisions made with general understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
